With ‘Neckar.Home’, Germany-wide residential developer Instone Real Estate has completed the first construction phase in the ‘Neckar.Au Viertel’ neighbourhood in Rottenburg am Neckar on schedule. The project comprises an attractive mix of 66 residential units - including eight socially subsidised apartments. ‘Neckar.Home’ was realised in close cooperation with Volksbank Herrenberg-Nagold-Rottenburg, which acted as a sales partner and also acquired a house with eleven residential units itself. The handover to the new owners will be completed by the end of December.
Thomas Weigel, First Mayor of Rottenburg, gained a comprehensive impression of the entire neighbourhood just last month at the topping-out ceremony for ‘Neckar.Residential’ - the second of a total of five Instone construction sites in the ‘Neckar.Au Quarter’. He emphasised that the district is one of the most important residential construction projects in the region for him - not least because urgently needed living space is also being created here for middle-income households.
Markus Speer, Managing Director of Gäu Neckar Immobilien GmbH, a company of Volksbank Herrenberg-Nagold-Rottenburg, says: ‘The residential ensemble is characterised above all by its excellent location, the diverse mix of apartments and the very good infrastructure in the immediate vicinity of the “Neckar.Au Quarter”.’ He adds: ‘The high marketing speed and now also the great rental interest underlines the continuing demand for living space and the special quality of the neighbourhood. ‘Neckar.Home’ offers living space with modern 1- to 4-room apartments and living areas of 40 to 100 m² for singles, couples and families. It is just a few minutes' walk from the historic old town of Rottenburg and offers an optimal infrastructure with shopping facilities, daycare centres and a school. Another kindergarten, the ‘Kinderhaus Yalovastraße’, has already opened in the neighbourhood itself.
Bianca Reinhardt Weith, COO Süd Instone Real Estate, adds: ‘Following the handover of the first construction phase, we are delighted with the successful letting of the non-owner-occupied apartments and the high level of satisfaction among the purchasers.’ Reinhardt Weith continues: ‘We have also recently received planning permission for “Neckar.Rooms”, which will comprise 122 family-friendly apartments with a large proportion of subsidised rental and owner-occupied flats as well as apartments suitable for the elderly. In addition to the installation of photovoltaic systems on the roofs, the use of CO₂-reduced concrete and sustainability certification, the project sets relevant standards in terms of sustainability. Very attractive subsidies can also be applied for for the subsidised apartments. Together with the city of Rottenburg, Instone Real Estate will realise a total of around 400 residential units in the ‘Neckar.Au Quarter’ in a central location over the next few years. The neighbourhood will offer its future residents a balanced mix of owner-occupied apartments, work opportunities and facilities for the whole family in a liveable and sustainable residential environment. The urban development requirements will be balanced with the current demand for housing.
