In Nuremberg, a development plan is to be drawn up for an area on the western edge of Worzeldorf. The city planning committee passed the initiation resolution for this on 1 December 2022. The aim is to develop and open up the area north of the "An der Radrunde" road. As part of voluntary early public participation in the development plan, the owner and residential developer Instone Real Estate invited all interested citizens to an information event yesterday, Wednesday. The aim was a joint dialogue between Instone and the interested participants, in which questions were answered and suggestions taken on board. A two-row development with seven apartment blocks and a two-group day care centre is planned on a site area of 14,300 m². A total of around 140 flats are to be created on the site - 70 per cent of the living space will be owner-occupied flats and 30 per cent subsidised rental flats.
Andreas Zeitler, Branch Manager Bavaria at Instone Real Estate, reports on the background and current planning status of the construction project: "Nuremberg is an attractive location for living and working, with a correspondingly high demand for residential space. On the other hand, the supply of flats is clearly too low. There are also hardly any gaps in the urban area. We are therefore delighted to be able to develop a liveable residential neighbourhood in Worzeldorf in the south of Nuremberg once the development plan process has been completed. This is to be integrated into the landscape by creating a broad, publicly accessible green area on the western edge of the town." He also goes into the planned timeline: "The development plan process has now begun and is expected to run for two years. During this time, the planning will be further concretised and updated, and there will also be further public participation. As things currently stand, we expect to be able to start building the neighbourhood from the end of 2025."
Zeitler adds another point in relation to the project: "The daycare centre is a high priority for us, as there has been a high demand for childcare places in Worzeldorf for many years. In line with this, a new public children's playground will also be built in the north of the development area."
For the planned point blocks, a standard storey height of four full storeys with green flat roofs is envisaged. For accentuation, a fifth, indented and thus reduced storey is to be permitted for a few houses. A comprehensive underground car park and sufficient visitor parking spaces are planned for the entire site. The residential project will be designed to be sustainable and future-orientated. To this end, the flat roofs of the individual buildings will be fitted with a photovoltaic system, which will enable environmentally friendly energy to be generated for the residents' own use. This will significantly reduce the amount of energy required from outside sources. In addition, heat generation is to be realised without dependence on fossil fuels. A large number of green areas and additional newly planted trees and shrubs will contribute to the greening of the entire site.
