"Schönhof-Viertel“ in Frankfurt: Instone begins construction of 132 apartments in "Florentinus"

Completion of construction planned for the second quarter of 2025. "Florentinus" will be built to the KfW 55 standard and offers a KfW subsidy of 18,000 euros for buyers. DGNB Gold certification targeted for the entire neighbourhood. Together with the Nassauische Heimstätte | Wohnstadt group of companies, a diverse residential mix totalling around 2,000 residential units is planned for the "Schönhof Viertel". In a central location in Frankfurt-Bockenheim, the two project partners Nassauische Heimstätte I Wohnstadt (NHW) Group and Instone Real Estate ("Instone") are developing the "Schönhof-Viertel", a diverse urban quarter with around 2,000 flats on a total of 15 building plots. Of these, a total of 30 per cent of all flats are subsidised - predominantly under the first and second subsidy schemes. Construction of a total of 132 flats has now started on the C2 "Florentinus" construction site, which is the responsibility of Instone. 
 
Sascha Querbach, Head of the Rhine-Main branch of Instone Real Estate, says: "We are delighted with the successful progress of the project in the 'Schönhof neighbourhood' and are convinced that we are creating urgently needed and attractive living space for Frankfurt and the region. After all, the neighbourhood is currently one of the largest residential project developments in Frankfurt. Despite the current challenging conditions, we are on schedule with the start of construction. We expect to complete the flats on time in the second quarter of 2025. This is also thanks to the City of Frankfurt, which provided constructive support during the planning and approval process."

Plot C2, which is being marketed under the name "Florentinus", comprises a total of 132 condominiums spread across seven residential buildings. A diverse mix of 2- to 6-room flats with approximately 50 to 180 square metres of living space is planned. In addition to the high quality of living and location in the immediate vicinity of the park and very good public transport connections, a special focus will be placed on sustainability: "Florentinus" will be built to the KfW 55 standard - a KfW subsidy of 18,000 euros per flat has already been secured for this, which will be passed on in full to the buyers. Heat will be supplied via district heating. The green roofs are used for rainwater retention. Over 80 per cent of the underground parking spaces are equipped with e-charging points. 
 
The centre of the new district is the neighbourhood square, which connects the residential areas to the east and west and offers many recreational and children's play areas. In future, a 28,000 square metre park will run through the entire neighbourhood like a green ribbon in the middle of the buildings. In addition to a high level of architectural diversity, the "Schönhof neighbourhood" is aiming for gold certification from the German Sustainable Building Council (DGNB). 

Prospective buyers can get an overview of the entire "Florentinus" interior before completion on Sunday, 12 February, from 12 to 4 pm. In the Instone showroom on the 2nd floor at Philipp-Reis-Straße 4-8 in 63150 Heusenstamm, comprehensive advice will be offered - as well as drinks, finger food and children's entertainment for the little ones.
