Construction work in Bonn's "west.side" neighbourhood is right on schedule. The residential developer Instone Real Estate (Instone), which operates throughout Germany, is developing a total of 511 flats on the approximately 60,000 m² site in the Endenich district. At the end of last year, 139 rental flats were completed on the MW3 construction site and handed over to PATRIZIA. The investment manager had acquired the residential package in 2019 before the start of construction. Immediately afterwards, construction has now started on the last residential construction site MW4 with 96 rental flats, which LEG had already purchased from Instone at the end of 2021 as part of a forward deal. The remaining 276 flats, some of which are publicly subsidised flats, have been completed since 2021 and are owned by Bayerische Versorgungskammer.

An attractive residential mix of 139 barrier-free residential units spread across four- to five-storey point blocks in a loosened-up development has been created on construction site MW3. The two- to five-room flats with flat sizes between 54 and 135 m² offer an attractive mix of flats for a broad target group.
96 barrier-free residential units with a living space of 7,545 m² and flat sizes ranging from 33 m² to 123 m² are planned on construction site MW4. They are spread over three buildings with five to seven storeys and an underground car park with 75 parking spaces. The BEG Efficiency House Standard 55 EE is planned, as are extensive green roofs and nesting aids for bats and swifts on the façades.
With its mix of uses, the new urban quarter follows the principle of the city of short distances. It is characterised by an excellent digital infrastructure with the most modern fibre optic connection in Germany. District heating is supplied by means of combined heat and power from one of the most modern combined heat and power plants in Europe. The newly constructed public development includes a technically complex rainwater retention basin. A four-room day care centre with 825 m² of usable space covers the care needs of families with children in the neighbourhood.
