The residential developer Instone Real Estate ("Instone") is realising the attractive "Fuchsgärten" residential quarter in Nuremberg-Boxdorf on a site area of around 10,300 m². Spread across eight buildings, 102 condominiums and 13 townhouses as well as a children's playground and landscaped outdoor areas are being built on the site. The official construction of the residential neighbourhood has now started and is expected to be completed in the second quarter of 2025.
Andreas Zeitler, Instone Branch Manager Bavaria, says: "I am delighted that we can take the next important step for the future residential area in Nuremberg-Boxdorf with the start of construction of 'Fuchsgärten'. The neighbourhood is not only impressive because of its well thought-out mix of flats and the attractive, green outdoor areas. A key unique selling point of the project is its outstanding location in the north-west of Nuremberg. The mixture of city and nature combines a high quality of life and living, characterised by a very good infrastructure and a wide range of local amenities." Zeitler adds: "Nuremberg is an attractive location with a high demand for living space. From Franconian Switzerland to the peaks of the Fichtelgebirge mountains, the region has become an Eldorado for all sports and nature enthusiasts in recent years. This diversity and economic strength are what make the metropolitan region so charming."
The "Fuchsgärten" in Erich-Ollenhauer-Straße/corner of Rotfuchsstraße offer suitable living space concepts for different target groups. The eight apartment blocks with 102 owner-occupied flats have living spaces ranging from 37 to 140 m², spread over one to four rooms. Each flat has its own balcony, terrace or roof terrace. There are also 13 townhouses, which will be realised with four rooms and 105 m² or 120 m² of living space on several floors and their own garden areas. There are also plans for 122 underground parking spaces and pre-installations for e-charging stations. All flats will be built to the BEG Efficiency House Standard 55 EE and are equipped with modern pellet heating systems. Heating will be provided exclusively by renewable energies - in other words, independently of fossil fuels.
