It is named after St Elisabeth, the patron saint of Hesse, who is also commemorated by a street in the neighbourhood: the Nassauische Heimstätte | Wohnstadt (NHW) and the Germany-wide residential developer residential developer Instone Real Estate, together with BGF+ Architekten
from Wiesbaden are realising the Elisabethentor in Wiesbaden-Delkenheim. Instone is building in the new residential area 'Lange Seegewann' for NHW 13 apartment blocks with apartment blocks with 248 apartments and a daycare centre with 98 places for NHW. Hesse's largest housing company acquired the turnkey project from Instone in November 2020 acquired from Instone.
Family-friendly and intergenerational
The new neighbourhood has a focus on family friendliness and intergenerational intergenerational living. The state of Hesse is subsidising the Elisabethentor with a loan of around 7.1 million euros and a financial grant of around 2.1 million euros. Economics and Housing Minister Tarek Al-Wazir praised the project as exemplary: 'Affordable, energy-efficient, family-friendly and senior-friendly
housing with social infrastructure and good connections to public transport. Hesse is providing record funding for housing construction 430 million euros this year alone. And these funds are utilised. Our goal remains to ensure that every Hessian can find a suitable home at an affordable price.'
'The state capital is supporting the Elisabethentor with a loan of around 2.3 million euros,' adds Lord Mayor Gert-Uwe Mende. 'The housing pressure in Wiesbaden, as in the entire metropolitan area, is enormously high, especially in the affordable housing. The creation of affordable housing is the central social issue and the state capital is committed to being part of the solution. With this new construction project, NHW and Instone are making a significant contribution to relieving and are also creating a successful urban neighbourhood in an attractive location.'
Colourful mix of apartments for different needs
The apartments, which vary in size, are aimed at singles and couples as well as households with up to five people. In the privately financed sector, 56 two-bedroom apartments, 105 three-bedroom apartments, 23 four-bedroom apartments and six five-bedroom apartments with living spaces of between 45 and 115 m2. Of the subsidised flats, 20 are intended for one-person households, eleven for two-person households and 27 for three- to six-person households. All flats have a balcony, a terrace or a roof terrace, and those on the ground floor also have a small garden. Several green spaces invite you to to linger and chat with neighbours. The rents are 6.80 Euro/m2 for the subsidised apartments and an average of around 13.30 euros/m2 for the privately subsidised apartments. A significant added value for young families. The six-room day care centre with 98 places, which is operated by Johanniter Unfallhilfe e.V. will be run by the Johanniter Unfallhilfe e.V. organisation. Elisabethentor also includes an underground car park with 337 parking spaces, almost 20 of which will be equipped with charging infrastructure for electric vehicles. There are also 541 bicycle parking spaces, 90 of which are outdoors. Other alternative mobility options such as the establishment of a station together with cooperation partner sigo are in preparation.
High energy standard
Heat is supplied via a heating plant in Delkenheim, consisting of a biomethane cogeneration plant for the base load and a gas boiler for the peak load. In order to fulfil the high ecological requirements of the new development the existing heat generation will be expanded to include an additional biomethane CHP plant. After this expansion, the proportion of renewable energy share of the heat will be more than 55 per cent, and a primary energy factor of 0.25 is achieved. CO2 emissions can be halved compared to a KfW 40 efficiency house. Compared to the KfW 55 efficiency house standard emissions are even reduced by 60 per cent. The connection of the area to the existing heat supply area is realised via an approx. 650 metre long new district heating line. In addition to the CHP unit, a photovoltaic system without battery storage with an output of 130 kilowatt peak (kWp). The electricity generated will be marketed by the operator (Süwag) as marketed as tenant electricity. Süwag will then feed the electricity not marketed at the site then feeds it into the public grid.
As things stand, the first flats should be ready for occupancy by the end of 2024. The entire 'Lange Seegewann' residential area is expected to be completed in 2025.
